We visit the rental property to conduct a price analysis based on the property condition, location and neighborhood market analysis. Additionally, we offer recommendations for the property to increase the rent and/or attract better tenants.
We use professional quality pictures and market the home wherever potential tenants are searching. When possible, a video walkthrough is recorded. All showings are in person, providing a better opportunity to answer questions and make additional evaluations of potential tenants.
The application process includes an extensive background and credit check for each adult tenant. We review credit scores, debts, income, criminal background, previous rental and eviction history. We’ll review all potential tenants with the owner for a final decision on approval. Application fees are kept low to encourage more applications.
Any tenants recommended for approval by Ziser Realty & Property Management will receive our Tenant Guarantee. If a tenant vacates the property early or is evicted within 9 months of the execution of a minimum one year lease, we will replace the tenant at no cost to the owner.
A thorough move-in inspection will be conducted to document the condition of the property at move in and a copy provided to the owner and tenant. All rents and deposits will be collected prior to delivering the keys to the tenants.
We handle all aspects of managing your property, like rent collection, maintenance, tenant communication, and more. Monthly and yearly statements are provided through an owner portal.
Maintenance is covered 24/7! Tenants can report maintenance concerns through the tenant portal, by calling the office, or using our after hours emergency maintenance line. Owners have the option of pre-authorizing repairs up to $250, $500, or approving repairs as they come up. We use licensed and insured professionals who provide great service at a reasonable rate. We do not markup maintenance services to profit from repairs.
Tenants are required to provide a 60 day notice of their intentions to move out or renew the lease. We evaluate the current rental market and advise on lease rates and handle the negotiations for a new lease.
When a tenant provides notice to move out, we send move-out expectations, which includes the process and timeline for receiving their security deposit. We conduct a move out inspection and collect keys, remotes, etc. from the tenants. We review the inspection with the owner and make recommendations for making the property rent ready. Recommendations are provided for what typically can and cannot be charged to the tenants security deposit, but the owner will make the final decision regarding the disposition of the deposit.
